Tile Roof Services in Coconut Grove

Spanish barrel, mission, slate-look, clay — profile and color matched to your home's architectural era.

What we install and repair.

Spanish barrel tile (the Grove’s most common Mediterranean Revival profile), mission tile, slate-look concrete tile, and clay tile in flat-tile profiles. Reinstalls of existing tile after deck rebuild or insurance-driven replacement. Profile and color matching for historic-district expectations and HOA architectural review.

Why tile is often the right answer in the Grove.

  • Mediterranean Revival, Mission, and Spanish Eclectic architecture — tile is what the architectural review board expects.
  • Thermal performance — tile reflects more heat than asphalt or steel.
  • Hurricane wind resistance — properly installed tile with concealed-fastener systems exceeds NOA wind-uplift requirements.
  • Lifespan — clay and concrete tile bodies routinely outlast 50 years; the underlayment is the limit, not the tile.
  • Fire resistance — tile is Class A noncombustible.

Profile and color matching.

For Grove-era Mediterranean Revival homes (1920s and 30s), the most common original tile lines were heavy-section Spanish barrel and mission profiles. Major manufacturers (Eagle Roofing, Hanson, Boral) carry SKUs that match most of these profiles in current production. When the original line is discontinued we typically have two options: source a salvaged-tile blend from local supply, or run a sample-board approval with the architectural review board on a closest-match contemporary tile.

What’s included in a tile reinstall.

  1. Tile removal with breakage rate documented.
  2. Deck inspection and repair on areas exposed during teardown.
  3. New underlayment system — typically peel-and-stick on tile reinstalls because of the long warranty profile.
  4. Battens and counter-battens where the system requires them.
  5. New ridge, hip, and rake tile to current code spec.
  6. Flashing rebuild — chimneys, skylights, walls, valleys.
  7. Reinstall salvaged tiles plus new replacements for breakage and sample-approved color blend.
  8. Final cleanup, debris haul-away, and photo close-out.

Timeline.

A 2,500-square-foot tile reinstall typically runs 8–12 working days. Add 2–3 weeks for permitting plus 4–8 weeks for historic-district review when it applies.
