When replacement is the right call.
- Substrate corrosion visible in multiple field areas (not isolated edges).
- Coating chalking or fading sitewide where the warranty has expired.
- Underlayment age past 15–20 years on a 30-year-old system.
- Multiple fastener-seam leak history that repair didn’t permanently solve.
- Insurance claim driving full-roof replacement after named-storm damage.
Our replacement process.
- Inspection. Walk-the-roof condition assessment plus deck moisture readings. We document existing condition with photos.
- Tear-off. Sectioned removal with same-day dry-in — your home is weather-tight at the end of every working day.
- Deck repair. Plywood replacement on rotted or compromised areas. Code-compliant nailing pattern.
- Underlayment. Synthetic or peel-and-stick, full surface, lapped per manufacturer spec.
- Panel install. Per the new system’s manufacturer specs — clip pattern, fastener spacing, seam closure.
- Flashing, trim, close-out. Final walk, punch-list, warranty paperwork, photo package.
What’s included.
Tear-off and dumpster fees. Deck repair allowance (typical, with overage line for major rot). New underlayment system. Panels and trim by manufacturer name. Flashing details. Permit and inspection coordination. Site protection for landscaping, AC equipment, and pool decks. Warranty registration paperwork. Final photo close-out package.
Timeline.
Tear-off through panel install: 5–8 working days for a typical Grove single-family. Allow 2–3 weeks for permitting before start, plus historic-review timeline where applicable.
