Localized panel damage from impact or hurricane debris. Fastener pull-out at clips or exposed-fastener field areas. Sealant breakdown at flashings, penetrations, or curbs. Flashing leaks at chimneys, skylights, valleys, or wall transitions. Coating spot failure from chemical contamination or fastener corrosion bleed.
Our diagnostic approach.
We diagnose first and quote the actual fix — not a full re-roof when one isn’t needed. Diagnosis includes drone imaging, walk-the-roof inspection, moisture metering of suspect deck areas, and where helpful, a small inspection patch to verify substrate condition.
Common Grove repairs we see.
- Storm panel damage. Hurricane debris from mature canopy can dent or puncture panels. Single-panel replacement is usually possible if the panel system is still available.
- Flashing failure under tree-canopy debris. Oak leaves and Spanish moss trap moisture against flashings, accelerating sealant breakdown.
- Salt-side fastener corrosion. Hot-dipped galvanized fasteners in 1–3 mile salt zones can corrode in 5–10 years. We replace with stainless and inspect adjacent panels.
- Chimney and skylight flashing. The most common leak source on tile-and-metal mixed roofs.

Timeline.
Most localized repairs are completed in 1–2 working days after diagnostic. Larger scope (multiple panel replacements or extensive flashing rebuilds) runs 2–4 days.
