My home sits under mature oak and banyan canopy. Does that change the roof spec?

Yes — in three concrete ways. Gutters get sized larger to handle leaf load. Drip-edge flashings are deeper and more aggressive against debris dams. Ridge ventilation gets shielded so leaves don't pack the intake. We also map canopy access plans differently than open-yard homes.

How close to Biscayne Bay before marine-grade materials are required?

Within 3 miles of saltwater the spec tightens. Within 1 mile of the bay (most Grove waterfront), we default to aluminum substrate, Kynar 500 PVDF coatings, stainless steel fasteners, and silicone sealants. At 1–3 miles, marine-grade Galvalume with Kynar is acceptable. Beyond 3 miles the spec relaxes.

How do you handle insurance claims after a hurricane?

What does a written estimate include?

How do I prepare my home before the crew arrives?

Trim oak branches that overhang the roof if possible. Move cars from the driveway and street parking near dumpster placement. Cover any patio furniture or grills. Inform your neighbors of the noise window. We'll send a project-day checklist 48 hours before start.

What warranty terms come with the work?

Warranty terms are reviewed in writing before any work begins. Manufacturer terms cover materials and coatings — those vary by panel system, gauge, and finish. Workmanship coverage on labor is documented separately so you know exactly what is and isn't covered before you sign.

How does a metal roof affect my home insurance?

Most insurers in Florida give a wind-mitigation credit for properly installed metal roofs in the High Velocity Hurricane Zone. The credit can be substantial. We provide the wind-mitigation report your insurer needs along with the final roofing paperwork.

What happens if my roof project is mid-install when a hurricane warning is issued?

We dry-in the roof before the crew leaves any working day, so even mid-project your home is weather-tight. With a hurricane warning, we tarp anything not yet dried-in, secure all materials and tools on-site, and resume after the all-clear. We do not start a tear-off if a named storm is forecast within the next 5 days.

Do you serve areas outside Coconut Grove?

Yes — Coral Gables, Brickell, Key Biscayne, Coral Way, the Roads, Vizcaya / Bay Heights, and downtown Miami are all within our normal service area. Outside that, ask. We sometimes take projects further out for the right home and the right scope.
