Where we work

Coconut Grove and the neighborhoods around it.

We're Grove-based and Grove-focused. Most of our weeks happen between Bayshore Drive and US-1, with regular projects radiating into Coral Gables, Brickell, Key Biscayne, and downtown Miami.

Coconut Grove

Our home base. Center Grove, North Grove, South Grove, and the bayfront blocks. Mediterranean Revival, mid-century, and contemporary homes — historic-district expertise included.

Coral Gables

Across LeJeune. Mediterranean Revival, Mission Revival, and Coral Gables Historic Preservation Board territory. We handle their architectural review process the same way we handle Coconut Grove's.

Brickell

High-rise condos, townhomes, and a few historic singles. We work with property managers and HOAs for staging, noise windows, and crane access on larger projects.

Key Biscayne

Across the Rickenbacker. Hurricane-zone-1, full marine spec — aluminum substrates, Kynar coatings, stainless fasteners are the default, not the upgrade.

Downtown Miami

Single-family residential pockets and boutique commercial. Permit handling through the City of Miami building department, often with shorter turnaround than the Grove.

Coral Way

The corridor between the Roads and Coral Gables. 1920s and 30s singles, occasional historic-district overlap.

The Roads

Just north of US-1 between SW 17th Avenue and SW 8th Avenue. Mediterranean Revival, Mission, mid-century — same vocabulary as the Grove's North side.

Vizcaya / Bay Heights

East of South Bayshore Drive. Bayfront salt zone, often historic-significance properties, occasionally Vizcaya-adjacent. Marine-grade is standard here.
